Key Research Areas

To overcome our limited land resource, JTC is continually exploring new and innovative ideas to intensify industrial land use. This will help JTC to meet the demand for land from industries in the long run. The main theme for this Request for Proposal is intensification of industrial land use, and we will only consider proposals that fall into the following areas:

  1. Clustering of relevant industries together to increase synergy (at both building and estate level)
    • The benefits of clustering or grouping relevant industries together would be to reduce logistic costs, increase cluster synergy, and most importantly, reduce the land demand by the industries. We are looking for creative ways to cluster the relevant industries together and to address compatibility and integration issues within the different industries. The industries to be considered are Aerospace Engineering, Precision Engineering and Marine and Offshore Engineering.

  2. Reducing land use for infrastructure, transport systems/networks, buffer zones and other facilities (at estate level)
    • Traditionally, certain land areas are set aside in industrial estates for infrastructure, transport systems/networks, buffer zones and other facilities. We are looking for innovative ideas to reduce the amount of land allocated for the above-mentioned facilities while retaining or even enhancing their capacities.

  3. Identifying technologies or ways to mitigate potential issues caused by intensifying land use (at both building and estate level)
    • Land use intensification could lead to some potential issues. As JTC pursues land intensification, we are looking for new technologies or ways to mitigate such potential issues. The potential issues that JTC has identified are:
      • Goods handling – As we build taller buildings, there is a need to find more effective and efficient ways to transport goods to higher levels. We are looking for goods handling systems or solutions that can address this potential problem.
      • Vibration – As buildings get taller, the vibration at the higher levels might be unsuitable for certain industries, like Precision Engineering. We are looking for technologies or ways that can help to reduce such vibration.
      • Urban heat – With more intensified land use and increased building density, the urban heat in estates could go up and lead to increased ambient air temperature. Besides traditional methods like tree planting and green roofs, we are looking for innovative solutions to mitigate urban heat within our estates.
