SINGAPORE’S 1ST BUILDING WITH GRAVEL FILTRATION SYSTEM AT SELETAR AEROSPACE PARK, BY JTC

Singapore, 26 January 2010: JTC Corporation (JTC) has awarded the tender for the construction of Singapore’s first building with a gravel filtration drainage system to Eng Lim Construction Co Pte Ltd at a tender price of $9.6m.   This is a seven-storey multi-tenanted industrial building, known as the Business Aviation Complex (BAC), and will be the first building commissioned to be built by JTC at Seletar Aerospace Park (SAP).  (Please refer to Annex A for artist’s impression of the BAC.)

2.         JTC is taking a major step forward to test the new gravel filtration drainage system that filters rainwater in an industrial development before it runs into public drains.  The gravel filtration system is an innovative stormwater management system developed by JTC combining the original concept of the bio-retention swales system with an on-site hydraulic engineering design.  JTC chose to test-bed the gravel filtration system at the pilot site at BAC as the system complements the overall environmental heritage of the SAP.  The aerospace park is located next to a reservoir.  Hence, the water will be cleansed and treated at source, before being discharged into the public drains that lead to the reservoir, potentially saving downstream costs for water treatment. If the gravel filtration system proves to be successful in improving water quality at the pilot test site at BAC, JTC can potentially encourage other companies at SAP to implement the same system within their parcels (Please refer to Annex B for details of how the gravel filtration system works.)

3.         The BAC is sited on a plot of size 2800m2, with a plot ratio of 2.5 and a gross floor area of 7,000m2.  Targeted at SAP incumbent companies that require warehousing and storage space to support business aviation activities in SAP, the BAC is also specially designed to provide a quick start-up for new entrants into the SAP.  It will also be one of the amenities nodes in the SAP.

4.         Director for the Aerospace, Marine & CleanTech Cluster, Ms Tang Wai Yee said, “JTC is committed to the incumbent companies at Seletar, and the new BAC is set out to house the existing companies, as well as new companies at the SAP.  Following this tender award, the construction of the BAC will start in two weeks and is scheduled to complete by 1st half of 2011.  We are certainly looking forward to the completion of this first building by JTC at SAP, and possibly the tallest building in SAP.”

5.         The BAC is designed with an efficient and functional layout to accommodate the specific needs of aerospace industry.  The overall architectural concept embraces the juxtaposition of the two major unique elements of SAP – a world class aerospace park for sleek aerodynamic aircrafts and the lush rustic greenery.  The sleek aircraft aerospace park element is depicted in the design of the BAC’s aerofoil roof, a wing-like roofscape.  As BAC will be one of the tallest structures in SAP, this articulated roof design will be a key landmark in SAP.  Taking inspiration from the rustic greenery in SAP, the first three storeys of the BAC will be predominantly covered with creepers and green-painted wall to seamlessly blend the building base with the surrounding greenery below the tree canopies. 

6.         The BAC also incorporates various green features to meet green mark requirements, such as optimising the passive low-energy architectural design (including orientation of building, natural ventilation for the common circulation area and sun shade/louver), the innovative gravel filtration system, vertical greenery (such as the creepers on first three storeys of the BAC) and energy-saving lightings.

Gravel Filtration System – How it works
Rainwater from the building’s roof and the paved areas will be channelled into the gravel filtration system, passing through layers of gravel, coarse sand and granite. As the system is contained within the 3m green buffer, no additional land is taken up.  The filtration medium would cleanse the stormwater and remove the pollutants before allowing the stormwater to flow into the roadside drains and eventually reservoirs. The gravel filtration system also allows for the incorporation of tree planting pockets as well as turfing areas, thus complementing the lush landscaping of the SAP.
