Standard factories are typically low-rise and meant for a single user. They can be detached, semi-detached or terrace units. JTC's standard factories have a ceiling height of up to 7 metres and up to 3 stories. They are designed for businesses in the heavy industries, which require larger ground floor space for the movement and storage of goods. Our standard factories are located in Jurong, Tuas, Changi and Woodlands Industrial Estates.

Launched on a quarterly basis, standard factories generally allow tenures of up to 30 years. Applicants are assessed based on the company's economic contributions, investment commitments, and land optimisation efforts, if applicable.
