    Step-by-Step Guide to Subletting

    STEP 1

    Before you begin, familiarise yourself with JTC's subletting policies.
    Please refer to the JTC Subletting Handbook

    Please note that you would need to have an Acrobat Reader software installed in your computer.

     

    STEP 2 Obtain CBPU's clearance, if applicable

    Click here to view the list of subletting usage that does not require CBPU's clearance. 
    For tenants of flatted factory premises, please click here for the checklist.

    If you are renewing your subletting application and your subtenant's usage remains unchanged, CBPU's clearance will not be required. Please proceed to the next step.

    Otherwise, please complete the CBPU Industrial Allocation Form (Form - IA).  Alternatively, you can pick up a copy of the form at our Contact Centre or from:

    More information on this is available at the National Environment Agency's website, please click here. All CBPU applications should be addressed to the "Chief Engineer, Central Building Plan Unit" at the above address. 

    CBPU normally takes 7 days to process your application.

     

    STEP 3 Fill in the Subletting Details

    You can fill in your subletting details online via Krypton.

     

    STEP 4

    Calculate subletting fees, discounts or charges and issuance of cheque

    Please refer to Fees and Charges for calculation of subletting fee. Based on the calculations, you can issue a cheque addressed to "JTC Corporation". Alternatively, JTC will advise you shortly on the amount to be paid for the entire subletting period.

    STEP 5

    Choose Mode for First Time Payment

    The subletting fee will be paid together with your monthly rent payable and will be deducted through Interbank GIRO (IBG) if you are currently paying the monthly rent payable by IBG. However, for the first time payment, you can also choose to pay by cheque instead of via IBG.

     

    STEP 6

    Check the Subletting Terms and Conditions

    If approval is granted by JTC, please ensure that you and your subtenant observe all Terms and Conditions for subletting.

     

    STEP 7

    Receive JTC's acknowledgement

    Please print a copy of the online form for your own reference.

     

    STEP 8

    Submit the Online Application

    JTC will notify you of the outcome within 7 working days.

    IMPORTANT NOTES:

    • Clearance from the Public Utilities Board (PUB) is not required for subletting. However, if there is a need to open an account for water supply, your subtenant has to engage a licensed plumber to make the application to PUB subsequently.

    • Lessees or Tenants have to obtain clearance directly from CBPU and MPA (if you occupy a waterfront site). You will also be required to submit the necessary forms to JTC. However, you can only commence subletting when approval is obtained.

    • JTC will seek clearance on the lessees' or tenants' behalf from other government authorities, if the proposed subletting fall under the following categories, for example:

      - Cases that fall under the Railway Protection and Safety Zone - LTA

      (Please note that you can only sublet when necessary approval is obtained.)

    • The guidelines do not apply to lessees or tenants occupying the following JTC facilities:

      - non-industrial premises
      - sites affected by JTC's redevelopment programme
      - tenants under the New Business Creation Incentive Scheme (NBCI)
      - tenants at JTC's Technopreneur Centre

      Lessees or Tenants of these facilities are required to seek prior approval from JTC before commencement of subletting.
