Q01 :  How do I know if I'm eligible to apply?

A01 :  The checklist below will help you determine if you meet the qualifying criteria for applying JTC's Flatted Factories.

• Is your business related to industrial activities?
  
  Industrial activities include manufacturing, production, assembly, servicing, reseach and develoment.  Non-industrial activities include commercial office usage, trading, retail and wholesale.
  
  Note: For business park activities, please refer to product brochure.
   
• Does your proposed space utilisation comply with Urban Redevelopment Authority's 60:40 Rule?
  
  Under URA's 60:40 rule, you must ensure that: 

a.  At least 60% of the gross floor area is to be used for industrial activities i.e. manufacturing, assembly, research & development, and ancillary stores and ancillary warehouse only.
 
b.  The other 40% of the gross floor area may be used as ancillary offices, showrooms, neutral area and communal facilities.

Predominant Use 60% Minimum	Ancillary & Secondary Uses 40% Maximum
Industrial Floor Space	Ancillary Office
Inclusive of Ancillary Store	Showroom
Ancillary Warehouse	Circulation Areas & Communal Facilities

c.  Usage such as commercial office or storage, unrelated to the approved industrial activity, is not permitted. 

Please note that JTC Corporation facilities and land sites are to be used for industrial purposes only
