Standard Factory
Locate your operations at our standard factories and experience a new generation industrial space that optimises production space, offers an improved internal layout and increases much-needed column free floor area.
Our standard factory units range in size from 960 sq m to 4,200 sq m. Each unit features a seven metre high ceiling on the first storey, a sheltered loading/unloading area, a fenced driveway and car park space. Standard factories are ideal premises for varied industrial activities including chemicals, electrical, precision engineering, tools fabrication and aerospace.
JTC periodically launches quality standard factory units for application. During the launch period, details on the tenure, monthly rental and investment guidelines will be displayed on the JTC website. We will also place advertisements in the Classified section of The Straits Times and Lianhe Zaobao. The timeframe for application shall typically be TWO weeks from the published date of the advertisement. Successful applicants will be notified SIX weeks after the closing of the application.
Currently, there are no standard factory units available for application.

Types of Standard Factories

T9 Series - Tuas South Street 5 |

This T9 development has a dedicated three-storey production area and a separate mezzanine floor for use as office space or for research and development activities. The typical floor and site areas are 1,612 sqm and 530 sqm respectively. |

T9 Series - Tuas Road |
 |
There are two and three-storey T9 developments in Tuas. For the two-storey units, the floor areas range from 959 to 1,235 sqm and the average site areas range from 397 sqm to 525 sqm. For the three-storey developments, the typical floor area is 1,509 sqm and the site area is 495 sqm. |

For industrialists that require larger space for their operations, each C9 factory offers a floor area of 2,418 sqm, with an average site area of 2,295 sqm. |

If you do not find the C9 series units sufficient to meet your business needs, you can consider our D9 units. Each unit has a floor area of 3,364 sqm and an average site area of 3,871 sqm. |

The E9 factories are the largest in its class, offering industrialists ample room for future business expansion. Each unit offers 4,203 sqm of floor area and an average site area of 4,999 sqm. |

Proximity to the Changi Airport is an additional advantage for these C9 Improved factories. Each unit has three floors of production space, ranging from 1,655 sqm to 4,044 sqm. Aerospace and avionics related industries will find these units suitable for their operations. |

The 8-series and earlier factories are single-storey production facilities with a separate mezzanine office. These units have floor areas ranging from 900 sqm to 4,200 sqm. The units located at Changi North Way have an additional third storey office. |

These 8-series and earlier factory types have building extensions and typically comprise single-storey factories with mezzanine office. The floor areas for these units range from 2,000 sqm to 7,000 sqm. |
